Project Description

This project involved the construction of a three-storey commercial building for Beacon Lighting, incorporating a basement carpark, ground floor showroom and warehouse, and first floor office suites. The design responds to the specific requirements of a large-format lighting retailer, balancing customer-facing presentation with back-of-house efficiency.

The ground floor showroom was configured to accommodate extensive lighting displays, requiring careful coordination of power, lighting infrastructure, and spatial flexibility to support evolving retail layouts. Warehouse integration allows for streamlined storage and distribution, with high-clearance, electrically operated roller doors providing direct access for operations.

The structure incorporates reinforced concrete slabs, precast concrete wall panels, and a structural steel roof frame, delivering durability and long-term performance. Basement parking maximises site utilisation, while supporting customer and staff access within a constrained footprint.

First floor office suites are finished to a high commercial standard, including glazed partitions, acoustic ceilings, and ducted air conditioning, with full services integration across all tenancies.

Externally, the façade combines precast feature panels, aluminium glazing, and composite cladding elements, creating a strong and contemporary presence along Whitehorse Road.

The completed development delivers a tailored commercial facility that supports Beacon Lighting’s retail operations, while providing a flexible, well-resolved asset suited to long-term commercial use.
